THE SITUATION
Why This Service Matters
Are you watching a Muskoka basement after the snow leaves the Shield? Many cottages stay quiet all winter, then wet in May when melt and lake moisture hit the wall. Granite holds cold. Water finds the cove joint, a settlement crack, or tile that never had a clear outlet.
When it comes to basement waterproofing in cottage country, the first question is how water is getting in. Year-round homes in Bracebridge and Huntsville leak for the same reasons seasonal places do. Freeze–thaw opens hairline paths. A pump that dumps beside the footing soaks the same rock you just tried to drain.
A wet Muskoka basement is more than a spring inconvenience. Water ruins stored gear, finished rec rooms and the chance to use the lower level in shoulder season. Solving the path first is how you make the most of the space you already have.
A system that matches the leak is usually a worthwhile investment compared with mopping the same corner every opening weekend. Interior work here often lands between $90 and $200 per linear foot. Exterior work sits higher because granite excavation is harder.

Depending on your needs, that may be an interior drain, an exterior trench where bedrock allows, crack work, or a sump you can test before you close the cottage. You do not always need the largest project on the list. One downhill or lakeside wall often takes the load.
We work Bracebridge, Gravenhurst, Huntsville, Muskoka Lakes, Port Carling and Bala. If you would like a closer look at your foundation, we are happy to visit and talk through the options.
THE RIGHT FIT
When This Service Makes Sense
01
Water appears at the wall–floor joint after spring melt or a long rain
02
A seasonal cottage weeps when you open it in May
03
You plan to finish or heat a lower level and want the leak solved first
04
The existing tile or sump cannot keep up when the lake is high
THE WORK
What the Job Involves
01
On-site look at walls, grade, discharge and how close bedrock sits
02
Written scope: which elevations, which method, which materials
03
Interior drain and membrane, exterior work where the lot allows, or crack repair
04
A sump discharge that actually leaves the property
HOW WE WORK
How We Complete the Work
We start on site, not from a phone photo. Active water on a Shield lot makes the path easier to see. If the cottage is closed, tell us how you access the lower level so the visit stays useful.
You receive a written description of the walls we will work and why. If granite blocks a full exterior trench, we say so. If a crack repair will do, the scope says that too.
Interior systems collect water at the footing and pump it out. Exterior systems keep water off the wall when we can reach the footing. Some Muskoka homes need one. A few need both.
We leave a system you can maintain, especially the pump. A cottage that sits empty still needs a unit you can test before freeze-up. We walk you through that before we leave.

COST
What It Typically Costs
Most Muskoka jobs land between $90 and $300 per linear foot. Interior systems sit toward $90–$200. Exterior excavation with membrane and tile is often $140–$300 because bedrock and access change the dig. Finished floors and crack work move the number.
The most cost-effective option is usually the one that matches the leak. A one-wall interior drain is often less than opening four sides around granite. We will tell you if a smaller job would simply move the water.

Get a written quoteCommon Mistakes to Avoid
01
Painting a wet cottage wall and hoping melt will stay out. Coatings do not relieve pressure.
02
Buying a louder pump when the tile is crushed against rock. The walls can still seep.
03
Opening the whole house because one lakeside elevation is wet. We work the wall that is taking water unless the rest is at the same risk.
